T79 - Modernisations Manager

Salary: £41,791 - £43,743 per annum (Grade 12) Full-Time 37 Hours Per Week

We are seeking an enthusiastic, motivated and customer-focused individual, to join our Capital Works team and lead the delivery of the modernisations programme. This small, dedicated team delivers a wide range of building projects to both our housing stock and the Council’s public building portfolio including the implementation of the modernisation programme.

The Council have a social housing stock of approximately 4300 homes and the focus of this role is to deliver the modernisation programme, through effective management of the existing contracts and new contracts going forwards.

You will manage and be responsible for a team of four people to provide efficient and effective council housing and public building services with an emphasis on delivering programmed improvements to the Council’s housing stock. You will be supported by the Capital Works Manager and will assist the Capital Works Manager in developing and managing the ongoing modernisation strategy as well as budgets and expenditure.

You will act as the Council’s CDM co-ordinator. 

The works are varied, including external projects such as roofing, chimneys, external wall insulation, window replacement and fire doors, to internal projects including kitchen replacements, bathrooms etc.  It is an exciting time to be involved in this sector and make a difference in modernising the estate alongside the drive for energy efficiency.

The nature of the work means that you must be conversant with current CDM regulations, Health and Safety, Compliance, Asbestos Regulations and so on.

Customer service is a key part of the role and you will need to be able to listen, communicate effectively and deliver on time.

The Council has a positive approach to training and development and the Council will seek to facilitate appropriate job related training. Please ensure you demonstrate in your application, how you achieve the essential and desirable criteria set out in the person specification. Consideration may be given to applicants who do not achieve all essential criteria, but are able to demonstrate a good level of relevant work experience.

We’re looking for an individual who has experience/ knowledge in:

  • Working in a housing related field
  • Property inspections and checking work for defects
  • Housing legislation
  • CDM legislation
  • Familiar with Health and Safety
  • Familiar with energy efficiency solutions
  • Familiar with current building regulations
  • Procurement rules

 The ideal candidate would be:

  • Someone with excellent customer service and communication skills
  • Enthusiastic and well-motivated
  • Computer literate
  • Someone who represents our GREAT values and behaviours
