HOUSING REPAIRS REQUEST FOR NON URGENT REPAIR

In order to complete your request we require some of your personal data. All information collected will only be used for the purposes of Housing Maintenance and Servicing works. We will retain your information in accordance with General Data Protection Regulations (GDPR) until you cease to be a tenant or leaseholder of Broxtowe Borough Council or you request to be removed.

Help us to get the job done

When our repair staff or contractors visit to carry out work, we expect them to respect you and your home. It’s important to remember that you treat our operatives with the same respect. It is important to remember that your home becomes a workplace, so we need you to help us carry out work quickly and safely:

  • Making sure that someone is home for the appointment and is 18 years old or over. If you report an emergency repair, you must stay in your home until the contractor arrives, if it is safe to do so.
  • We expect you to make arrangements to allow contractors to get on with their work.
  • Clear work areas and arrange for furniture to be moved or floor coverings to be taken up, if necessary.
  • We aim to protect staff and contractors from the effects of second-hand smoke and would respectfully ask that you or other family members do not smoke whilst our contractors and staff are in your property.

If the operative is unable to gain access to your property, they will leave a card with contact details in order for you to arrange a new time for the work to be carried out.

Emergency Repair

If you require an emergency repair, please ignore this form and call 0115 917 7777 to speak to one of our advisors.  We provide 24hr emergency repair service. 

An emergency repair is something that needs to be fixed quickly because it is a danger to health or safety.

For example:

  • no heating or hot water (during extreme weather)
  • total loss of power supply
  • Blocked toilet (if there is only one toilet in the property)
  • no cold, clean drinking water
  • a damaged door or window has left your home insecure.
  • a severe leak or burst pipe.
  • a leak that is affecting the electrics
  • an unsafe electrical fitting that is sparking or smoking, or bare wiring
  • Blocked drains where there is a concern for health and welfare
  • Any light not working in a hallway / stairs, toilet where the tenant is vulnerable, elderly or there is no natural light in the room (no window)

Our Responsibilities

Your home

We are responsible for repairs to the structure and exterior of your home including drains, guttering and outside pipes, excluding glazing if caused by accidental damage or without a police crime number.

Inside your home we are responsible for water and gas pipes, wiring, heating systems, drainage, power and light fittings, and any items originally provided by us, not items that are your responsibility.

Repairing or replacing damaged or missing handles on internal doors

Bleeding radiators

Replacing radiator valve caps

Resetting central heating time clocks, thermostats, etc.

Repairing or replacing broken/missing plugs or chains

Carrying out draught proofing

Replacing light bulbs, fluorescent tubes and their starters

Resetting fuses when blown

Relighting pilot lights on boilers/fires

Repressurising combination boilers

Unblocking waste pipes, if blockage is caused by food waste or your actions

Installing and maintaining TV aerials from the aerial to the co-axial box (not communal aerials)

Your garden

We are responsible for any outbuilding or brick built sheds originally provided by us, and the main paths that lead to your front and back doors. We will mark out boundaries and maintain hedges and walls .

Gas and Electrical Servicing

Safety – Joint responsibilities

We are responsible, by law, to carrying out a gas safety check once a year in all of our homes that have a gas supply. And every 10 years for the electrics within your property.

As a tenant you have a legal obligation to allow access to our engineers to  undertake this work. 

You must make sure that all air vents do not become blocked.

You are responsible for checking any smoke detector we have provided. For the safety of your family, you should test it once a week and contact us if it is not working.

Warning - check identity cards

Before you let anyone into your home to carry out a repair, inspection, gas or electric service, you should check they are who they say they are. All of our staff, and any contractors doing work for us, must show you their identity card.

Remember – when in doubt, keep them out. 

Access to your property

As your landlord we have a legal responsibility to ensure that your gas appliances, and electrics are safe to use. To achieve this we need access to your home each and every year.

You have a duty to allow us access.

A Gas Safe registered engineer will inspect and service the gas appliances in your home. At the same time we will check your smoke alarms and any carbon monoxide detectors.
